What we don't take on
We're selective. The villas we represent are the ones we'd send a personal friend to. We typically don't take on:
- Dated or unrenovated interiors
- Properties outside the gated / resort infrastructure of their region
- Villas where full-service staffing isn't feasible
- Properties needing major renovation to compete at the luxury rate tier
- Locations that complicate logistics for guest turnarounds (no nearby cleaning / laundry / supply infrastructure)

Common questions from villa owners.
What does an exclusive contract mean?
Villa Experience is the only agency representing your property for rental. We coordinate every distribution channel — you don't simultaneously list on Airbnb directly, with another agency, or via a separate property manager. Benefits: consistent rates everywhere, no calendar conflicts, a single point of accountability for guest-side issues. Standard contract is one year, auto-renewing, with a 60-day termination notice on either side.
How is the rental income split?
Competitive — discussed during your consultation. Every property is structured individually based on rate point, services included, and channel mix. We don't publish a fixed rate card because every villa is a custom fit; we'd rather get to a number that makes sense for both sides than commoditize the conversation.
Can I still use my villa myself?
Always. You hold the calendar — block any dates you want for personal or family use. We work around your blocks. Personal-use weeks aren't a friction point; they're built into the standard contract.
How do you handle guest damage?
Damage deposits are collected from every booking. Your existing property manager and on-site team handle the post-stay inspection and repairs as they do today; Villa Experience coordinates the deposit reconciliation and any guest-side billing. We don't replace your property management — we plug into it.
Does Villa Experience replace my property manager?
No. Cleaning, maintenance, garden, pool, on-site staff payroll — that all stays with you or your existing property manager. Villa Experience handles rentals, marketing, distribution, rate strategy, channel management, guest screening, and (in Banderas Bay only) optional concierge. We work alongside your team, not over them.
Who pays for the photoshoot, video, or 3D walkthrough?
Villa Experience covers it where the existing assets need an upgrade — professional shoot, walkthrough video, optional 3D scan, all at our cost. The files are delivered to you and remain yours, even if the contract ends. No co-pay, no recoupment from future bookings.
What if my property is already on Airbnb or VRBO?
During onboarding we'll review your existing listings and coordinate an approach — most owners simplify to a single exclusive representation, which lifts the rate and tightens the guest profile; some prefer a blended approach during transition. Calendar is migrated, not duplicated, so there's never double-booking risk.
What's the typical timeline from contract to first booking?
Two to four weeks from signed contract to live across all channels (add 1–2 weeks if a fresh photoshoot is needed or copy must be written from scratch). The first qualified inquiry usually arrives within the first week of going live; the first stay depends on season and rate calibration.
Do you guarantee occupancy?
No reputable luxury agency does — and we wouldn't trust one that did. We commit to the marketing, distribution, and pricing strategy that maximizes the rate-and-occupancy curve for your property and your goals. Some owners want 8 weeks at premium rates; others want 30+ weeks at moderate rates. We build to the goal.
What happens if I want to terminate?
Standard 60-day notice clause, either direction. Any pending bookings are honored. All marketing assets we produced — photos, video, 3D scan — remain yours. Clean handover including upcoming-booking calendar and guest contacts.
Do you provide concierge service?
In Punta Mita, Riviera Nayarit, and Puerto Vallarta, yes — included in our representation. Pre-arrival planning, in-villa staff coordination, on-property arrival visits, guest issue resolution, excursion / chef / restaurant / transport bookings. In other destinations we work with a vetted local concierge partner or with your existing concierge — whichever delivers the best guest experience.
